[ 02 ] What we build
Six disciplines. One accountable engineer.
Every one of these starts the same way — with a survey, before a rate is quoted.

01Residential
Independent houses, villas and apartment blocks. Structure through finishes, with a single point of accountability.
Most residential budgets are lost in the first month, not the last. We fix the structural scheme against a real soil report before rates are quoted, so the number you sign is the number you pay. Everything from the raft to the last coat of paint runs through one site engineer who answers to you.
What you get
- Soil investigation and level survey
- Structural drawings and approvals
- Line-item BOQ with auditable rates
- Weekly progress photographs
- Snag closure and as-built drawings
02Commercial
Retail, office and hospitality builds where a late handover costs the client rent every single day.
On a commercial build the programme is the product. We sequence around your leasing date, not ours, and we publish a critical path you can hold us to. Where a delay is genuinely ours, the variation log shows it.
What you get
- Critical-path programme at award
- Facade and MEP coordination
- Fire and municipal approvals
- Phased handover where required
- Defect liability with a named contact
03Industrial
Pre-engineered sheds, warehouses and factory floors built to take load, traffic and heat.
Industrial floors fail on subgrade, not on concrete. We test the ground, design the slab for your actual axle loads, and pour with laser screed where the flatness tolerance demands it.
What you get
- Subgrade CBR testing
- PEB design and erection
- Laser-screed industrial flooring
- Crane and gantry foundations
- Live-operation phasing
04Interiors
Fit-out delivered by the same team that built the shell, so nothing is lost in the handoff.
The gap between shell and fit-out is where most projects lose a month. When we do both, there is no gap — services are roughed in knowing exactly where the joinery lands.
What you get
- Detailed joinery drawings
- MEP coordination with fit-out
- Material samples signed before order
- Site-made and factory-made options
- Post-handover snag window
05Renovation
Structural repair, retrofit and extension on buildings that are still occupied and still working.
Retrofit work starts with a condition survey and a non-destructive test report, because on an existing building the drawings almost never match what is standing. We phase around occupancy so your tenants stay put.
What you get
- Condition and NDT survey
- Structural strengthening design
- Occupied-site phasing plan
- Dust, noise and access controls
- Heritage-sensitive methods where needed
06Design-build
One contract from feasibility to keys. Drawings, approvals, construction and closeout under one roof.
One contract means one party to hold responsible. No gap between the architect's intent and the contractor's rate, and no argument about who owns a coordination error.
What you get
- Feasibility and cost planning
- Architectural and structural design
- All statutory approvals
- Construction and fit-out
- Single-point defect liability
